Mexico Beach

Public adjuster in Mexico BeachHurricane Isaias claims

Mexico Beach is a small Gulf-front city of about 900 residents that Hurricane Michael nearly erased in 2018 and that has spent the years since rebuilding, including an improved boat canal. Most properties here are elevated beach homes, second homes and vacation rentals, and a few small condo, motel and commercial buildings along U.S. 98. When a rebuilt home takes new damage, the claim should be measured against what was built, with your permits and closeout photos to back it up.

Hurricane Isaias in Mexico Beach

The Isaias hurricane warning reached east to the Mexico Beach area and Bay County was under the governor's emergency order, but the storm came ashore well to the west near Destin. We have not seen damage reports specific to Mexico Beach. If you found new roof, siding or water damage after the storm, document it now; the one-year notice clock started at the October 9, 2026 landfall.

The first offer after a storm like this is often the lowest one. Before you accept a repair-only estimate or a denial, have someone who works for you, not the carrier, read the policy and walk the property.

Mexico Beach has been here before

  1. 2018 · Hurricane Michael

Michael made landfall near Mexico Beach as a Category 5 with 160 mph winds; 1,584 of the town's 1,692 buildings were damaged and 809 destroyed, with up to 14 feet of surge inundation.

  2. 1985 · Hurricane Kate

Kate came ashore on nearby Crooked Island as a Category 1 hurricane and damaged beachfront homes and businesses in Mexico Beach.

What we’re watching on Mexico Beach claims

  • Wind versus surge on elevated homes

Rebuilt homes here are often elevated with enclosed areas below. NFIP flood policies cover only limited items below the lowest elevated floor, so wind damage to the living space above needs to be documented on its own and paid under the wind or homeowners policy.

  • Second homes and late discovery

Many owners live elsewhere and may not see damage for weeks. Florida's one-year notice deadline still runs from the landfall date, and slow leaks keep spreading, so have a neighbor or property manager check and photograph the house now.

  • New construction, old excuses

Insurers sometimes blame leaks in recently built homes on workmanship instead of wind. Your permits, inspection records and closeout photos show the home was sound before Isaias, and we build the claim file around them.

Properties we handle in Mexico Beach

  • Elevated single-family beach homes
  • Second homes and vacation rentals
  • Small condo and townhome buildings
  • Motels and small commercial buildings on U.S. 98
  • Homes near the rebuilt boat canal

Flood and surge: Michael pushed up to 14 feet of surge inundation into Mexico Beach, and homeowners and wind policies typically exclude flood, so surge is covered only by an NFIP or private flood policy. Citizens personal residential policies with wind coverage must carry flood insurance by January 1, 2027, and a new NFIP policy generally takes 30 days to take effect.

Mexico Beach claim questions

Isaias came ashore near Destin. Is it worth checking my Mexico Beach house?

Yes. The hurricane warning reached the Mexico Beach area, and lifted shingles, loose flashing or a small roof leak can do real damage over a few weeks. Walk the property or have someone do it, take dated photos, and report anything you find.

My home was rebuilt after Michael. Will my insurer blame new damage on the old storm?

Some will try, especially if parts of the house were repaired rather than replaced. Your permits, final inspections and rebuild invoices are the best proof that Isaias damage is new, and we organize that file as part of the claim.

Can I cancel a public adjuster contract if I change my mind?

Yes. For claims tied to a declared state of emergency like Isaias, Florida lets you cancel without penalty within 30 days after the date of loss or 10 days after you sign, whichever is longer, by written notice. Fees on homeowners and condo unit-owner claims are also capped at 10 percent of what is recovered for claims made within a year of the emergency declaration.
