Port St. Joe & Gulf County
Public adjuster in Port St. JoeHurricane Isaias claims
Port St. Joe is the Gulf County seat, a low-lying town on St. Joseph Bay with in-town and bayfront homes, a small downtown business district, and vacation rentals out on Cape San Blas and Indian Pass. Hurricane Michael taught this area how fast a claim turns into a fight over wind versus water, and how many paid-off homes had no flood policy at all. We help Gulf County owners get the wind side of every claim documented and paid.

Hurricane Isaias in Port St. Joe
Gulf County was under the governor's state of emergency for Isaias and the hurricane watch reached east to Indian Pass, but the storm made landfall well to the west near Destin. We have not seen damage reports specific to Port St. Joe or Cape San Blas. State coastal engineers note that St. Joseph Peninsula takes wave and erosion impacts from nearly every Gulf storm that passes to the west, so Cape owners should check roofs, decks, walkovers and pilings.
The first offer after a storm like this is often the lowest one. Before you accept a repair-only estimate or a denial, have someone who works for you, not the carrier, read the policy and walk the property.
Port St. Joe has been here before
2018 · Hurricane Michael
Michael's 9 to 14 feet of surge inundation reached from Tyndall to Port St. Joe, and Gulf County reported 985 structures destroyed and more than 1,200 with major damage.
1995 · Hurricane Opal
Opal gave Gulf County its second-worst impact on record at the time, destroying six homes on the mainland coast and 2,000 feet of County Road C30E at Stump Hole.
1985 · Hurricane Kate
Kate came ashore on nearby Crooked Island and damaged or destroyed 31 major structures, the worst documented damage in Gulf County before Michael.
What we’re watching on Port St. Joe claims
No flood policy on a paid-off home
After Michael, many retirees near St. Joseph Bay learned their paid-off homes had no flood insurance. Wind and wind-driven rain are still covered by the homeowners policy, so every bit of wind damage needs to be documented and paid.
Wind versus wave and erosion on the Cape
On Cape San Blas and Indian Pass, insurers will point to erosion or wave action, which most homeowners policies exclude. Roof, siding, window and deck damage from wind is still covered, and we separate it from the surge and erosion story.
Hurricane deductible math
Florida hurricane deductibles apply once per calendar year with the same insurer, and Isaias was the first hurricane of the 2026 season, so most owners will carry the full deductible on this claim. A complete estimate keeps the deductible from swallowing a real loss.

Flood and surge: Michael's 9 to 14 feet of surge inundation reached Port St. Joe, and only a flood policy pays for that kind of water. Port St. Joe claim questions
I don't have flood insurance. Is my Isaias claim worthless?
No. Your homeowners or wind policy still covers wind damage and rain that gets in through wind-damaged roofs, windows and walls. Rising water or surge is the part that requires a flood policy, so the key is documenting exactly what the wind did.
I own a rental on Cape San Blas and live out of state. How do I handle the claim?
Report the claim promptly and have a local property manager or a public adjuster inspect and photograph the home. Florida's notice deadline is one year from the October 9, 2026 landfall, and once you give notice your insurer generally has 60 days to pay or deny.
What is my hurricane deductible for Isaias?
Florida insurers must offer homeowners hurricane deductibles of $500 or 2, 5 or 10 percent of the dwelling limit, and the one you chose is on your declarations page. It applies once per calendar year across hurricane claims with the same insurer, so a 5 percent deductible on a $400,000 home means the first $20,000 is yours.
