Niceville, Valparaiso & Bluewater Bay

Public adjuster in NicevilleHurricane Isaias claims

Niceville and its twin city Valparaiso sit on Boggy Bayou off Choctawhatchee Bay, next to Eglin Air Force Base, with Bluewater Bay's golf and HOA neighborhoods to the east. This is a community of bayfront homes, wooded subdivisions, churches and schools, and Isaias's damage here was mostly trees, roofs and lost power. We help homeowners, HOA boards and church and nonprofit owners get those claims documented and paid.

Hurricane Isaias in Niceville

After coming ashore at Destin, Isaias moved north and east over Bluewater Bay. Niceville avoided catastrophic damage, but trees fell on homes in Dana Pointe, the Huntington neighborhood took significant damage, a tree was torn out by its roots on Rocky Bayou Drive, debris from the Niceville High School baseball facility was thrown onto John Sims Parkway, and the east side of the city lost power.

The first offer after a storm like this is often the lowest one. Before you accept a repair-only estimate or a denial, have someone who works for you, not the carrier, read the policy and walk the property.

Niceville has been here before

  1. 1975 · Hurricane Eloise

Eloise made landfall in Okaloosa County, about 10 miles east of Fort Walton Beach, as a major hurricane with winds estimated above 120 mph.

  2. 1995 · Hurricane Opal

Opal's eye came ashore at Pensacola Beach, but Okaloosa County took a heavy hit: Hurlburt Field recorded a 144 mph gust and a 10 to 15 foot surge ran from Navarre Beach to Destin.

  3. 1998 · Hurricane Georges

Georges' slow-moving rain dumped 15 to 25 inches across the western Panhandle and pushed the Shoal River at Crestview about 6 feet above its previous record.

What we’re watching on Niceville claims

  • Tree strikes and hidden structural damage

Niceville's Isaias losses were dominated by falling pines and hardwoods. A tree strike can crack trusses, rafters and ceiling joists well beyond the visible hole, so the estimate should come from inside the attic, not from the driveway.

  • HOA common areas in Bluewater Bay

Association-owned clubhouses, gates, walls, fences and landscaping are covered, if at all, under the HOA's own policy, not residents' homeowners policies. Boards should inventory common-area damage quickly and check the policy's hurricane deductible and any limits on outdoor property.

  • Church and nonprofit property

Churches and private schools often carry commercial policies with percentage wind deductibles, coinsurance clauses and separate limits for outdoor property like fences, signs and bleachers. Each of those terms changes what the claim is worth, so read them before accepting a first offer.

Niceville claim questions

A pine came down on my Niceville house. What should I document before it's removed?

Photograph the tree where it landed from several angles, the roof and attic framing it hit, and any ceiling or wall damage inside before the tree service starts. Keep the removal invoice, because removal and debris costs are part of the claim, often under a separate limit.

I live in Bluewater Bay. Do I get permits from the city or the county?

Bluewater Bay is unincorporated Okaloosa County, so building permits go through Okaloosa County Growth Management rather than the City of Niceville. Homes inside Niceville city limits permit through the City's Building & Inspections Division.

My insurer's adjuster already came out. Can I still hire a public adjuster?

Yes. A public adjuster can step into an open claim at any stage, and Florida allows reopened claims within 1 year and supplemental claims for newly found damage within 18 months of the date of loss. Your insurer must send you any detailed estimate within 7 days after its adjuster writes it, which is a good place to start the review.
