Public adjuster in MiltonHurricane Isaias claims

Milton is the Santa Rosa County seat, a river town on the Blackwater with a historic downtown, established neighborhoods under old oaks and pines, and commercial corridors along U.S. 90. Isaias hit this tree-heavy inland area hard, so most claims here are roofs, trees through structures and the water that followed. We help homeowners, landlords, apartment owners and businesses in Milton, East Milton, Bagdad and Pace.

Hurricane Isaias in Milton

Milton was among the hardest-hit cities, with a 114 mph gust at NAS Whiting Field. The Quikstop off Highway 90 in East Milton lost its roof and back wall, an apartment complex lost its roof, the Pic-N-Sav roof was damaged and trees crashed into homes; one resident who rode out Ivan told WALA this storm was worse. Santa Rosa County peaked at about 90 percent of customers without power, and the City of Milton water system went under a systemwide boil-water notice.

The first offer after a storm like this is often the lowest one. Before you accept a repair-only estimate or a denial, have someone who works for you, not the carrier, read the policy and walk the property.

Milton has been here before

  1. 1998 · Hurricane Georges

Georges dropped 38.46 inches of rain at Munson in northern Santa Rosa County, and the Blackwater River at Baker crested at 25.57 feet, just short of its record.

  2. 2004 · Hurricane Ivan

Ivan's damage in Escambia and Santa Rosa counties exceeded both Hurricane Frederic and Hurricane Opal, according to the National Weather Service.

  3. 2005 · Hurricane Dennis

Dennis tracked north across Santa Rosa County, with most of its structural damage in the Navarre to Milton to Jay corridor and 7.01 inches of rain in Milton.

  4. 2020 · Hurricane Sally

Sally dropped 13.05 inches near Milton and 15.07 inches in Pace, and about 1,400 homes in Santa Rosa County were impacted.

What we’re watching on Milton claims

  • Trees through the roof

Milton's mature oaks and pines did much of Isaias's damage. When a tree breaks a roof, the claim should cover framing, the full roof system, interior water damage and debris removal, not just a patch, and many policies cap tree removal separately, so check that limit early.

  • Older roofs and code upgrades

Many Milton homes and downtown buildings have roofs older than the 2007 Florida Building Code. The code's 25 percent roof rule can require replacing a whole roof section after heavy damage, and state law (s. 553.844(5)) only limits that to the repaired portion for roofs built to the 2007 code or later, so ordinance or law coverage matters.

  • Historic district approvals

Exterior repairs in Milton's historic district need a Certificate of Appropriateness before other permits are issued. That review, and the cost of matching original materials, can add time and money that belong in the claim.

Flood and surge: The City of Milton is a CRS Class 6 community (20 percent NFIP discount in high-risk zones) on Santa Rosa County flood maps effective Nov. 19, 2021. Given the Blackwater River's flood history in storms like Georges and Sally, river and rain flooding is a separate NFIP or private flood claim, not part of your homeowners wind claim.

Milton claim questions

I already cut up the tree and tarped my roof. Did I hurt my claim?

No. Policies expect you to take reasonable steps to prevent further damage, and those emergency costs are usually part of the claim. Keep the receipts and any photos from before and after, and hold on to damaged materials until they are documented.

My home is in East Milton or Bagdad. Who handles my permits?

East Milton, Bagdad and Point Baker are unincorporated, so building permits go through Santa Rosa County Development Services. Inside Milton city limits, the City's Planning & Development Department handles review and construction inspections.

Is it worth filing if the damage looks smaller than my hurricane deductible?

First estimates often miss attic framing, ceiling stains, soffits, fences and outbuildings, and a complete estimate can clear a 2 or 5 percent hurricane deductible. Florida also applies the hurricane deductible on a calendar-year basis to all covered hurricane losses with the same insurer, so documenting this loss matters.
