Santa Rosa Beach & the 30A Communities

Public adjuster in Santa Rosa Beach & 30AHurricane Isaias claims

From Dune Allen to Inlet Beach, South Walton is Gulf-front homes, second homes run as vacation rentals, and townhome, condo and HOA communities strung along Scenic Highway 30A and its rare coastal dune lakes. Isaias cut back the dunes here, which is exactly where insurers try to call wind damage surge. We help owners and boards get the wind side of the claim paid in full.

Hurricane Isaias in Santa Rosa Beach & 30A

Isaias's surge washed away sand and flattened dunes along 30A at Grayton Beach, pushed water into Western Lake and carried off sections of docks, and Miramar Beach neighborhoods were left with fallen trees across yards. Walton County was 85 percent without power the morning after landfall, Freeport recorded a 110 mph gust, and DeFuniak Springs picked up 12.47 inches of rain.

The first offer after a storm like this is often the lowest one. Before you accept a repair-only estimate or a denial, have someone who works for you, not the carrier, read the policy and walk the property.

Santa Rosa Beach & 30A has been here before

  1. 1975 · Hurricane Eloise

Eloise's eye came ashore at Dune Allen, the only modern hurricane to make landfall in Walton County, with a surveyed storm tide of 13.8 feet.

  2. 1995 · Hurricane Opal

Opal brought Walton County its highest storm tides and worst damage on record, with 165 major coastal structures heavily damaged and 9.2 miles of beach from Miramar to Dune Allen and at Inlet Beach designated critically eroded.

  3. 2005 · Hurricane Dennis

Dennis caused major beach and dune erosion along the Walton coast while it was still recovering from Ivan, with 36 major coastal structures heavily damaged.

What we’re watching on Santa Rosa Beach & 30A claims

  • Wind versus surge on the Gulf front

Isaias flattened dunes and pushed water into Western Lake, which gives insurers an easy excuse to call everything flood. Roof, window, siding and wind-driven rain damage belongs on the homeowners or wind policy, and we document it separately so it is not swept into a flood denial.

  • Big homes, big hurricane deductibles

Florida lets insurers drop the lowest deductible options on higher-value homes, so a 5 or 10 percent hurricane deductible on a 30A home can mean tens of thousands of dollars before coverage starts. That makes a complete, line-by-line scope critical, including fences, pool enclosures, outdoor kitchens and other structures that are easy to miss on a first estimate.

  • Lost rental income

Many 30A homes earn their keep as vacation rentals. If your policy carries fair rental value or loss of rents coverage, bookings lost while the home is being repaired can be part of the claim, and that line is often overlooked.

Flood and surge: Homeowners and wind policies typically exclude flood, so surge from the Gulf, the dune lakes or Choctawhatchee Bay is an NFIP or private flood claim. Walton County participates in FEMA's Community Rating System, which earns NFIP discounts in eligible areas, and Citizens personal residential policies with wind coverage must carry flood insurance by January 1, 2027.

Santa Rosa Beach & 30A claim questions

Isaias surge reached the ground floor of my 30A home. Is that a homeowners claim or a flood claim?

Water that comes in from surge or rising water is a flood claim under an NFIP or private flood policy, not your homeowners policy. Wind damage to the roof, windows and walls, and rain driven in through those openings, is still a homeowners or wind claim, and many Gulf-front homes have both. File both, and make sure neither adjuster pushes the other policy's damage back onto you.

My home is a vacation rental. Can I claim the bookings I lost?

Only if your policy includes fair rental value, loss of rents or business income coverage, so check your declarations page. If it does, keep your booking records and cancellation notices, because the loss is measured by what the home would have earned while it could not be rented.

How long do I have to file an Isaias claim in Walton County?

Florida requires notice of a new or reopened property claim within one year of the date of loss, and for a hurricane the date of loss is the landfall date, October 9, 2026. Supplemental claims for more damage from the same storm have 18 months. Once you give notice, your insurer generally must pay or deny within 60 days.
